A 1,852 acre tract in Beaufort County on US 264 at NC 92, owned of record by Weyerhaeuser Forest Holdings and assessed at $4,626,000. Flood zones and soils are measured by intersecting the FEMA and USDA layers with the actual county parcel boundary, so the acreages are acreages rather than a reading taken at one point on the map.
This tract is not for sale. It was chosen precisely for that reason: it is corporate timberland rather than someone's listing, so publishing an analysis of it affects no seller's transaction and no private individual. Everything in it comes from public records that anyone may request.
Why this one is worth reading
Because it disagrees with itself, and that is the point of measuring rather than assuming. Roughly 98.6% of the tract sits outside the high risk flood zone. On a flood map check, which is what most quick screens amount to, it reads as clean ground.
Then the soil survey says no acre of it rates better than Very limited for septic absorption, roughly 98% is hydric, and no portion maps as well drained. Two public datasets, two opposite impressions, and only one of them is about whether you can put a house on it.
That gap is the entire reason this product exists. Neither dataset is hidden. Both are free. The work is in measuring them across the real boundary, putting them next to each other, and saying plainly which office settles the question.
